Meeting Notes

October 8, 2022, 6:00 PM after pot luck social at 5:00 PM

3. Frank Hersom read Meeting Notes from Annual Meeting of October 9, 2021, notes

were corrected and approved.

Frank Hersom gave the financial report

Beginning balance of $5269.38

Deposits $3,240.00

Disbursements $4,054.01

Ending balance $4,455.37

4. Terry introduced Niles Burgess-had a booth on insect control.

5. Many recognized that disbursement exceeded deposits during the past year. It

was explained that the POA has had a number of expenses this past year driven by new

state laws that went into effect September 2021. Expenses were categorized as follows:

Printing/postage

Maintenance of website

Legal fees

Insurance

Signs in subdivision

Annual Meeting

The Amended and Restated Declaration of Covenants, Conditions, and Restrictions

(CCR’s) stipulate that dues increases must be voted on by a quorum consisting of at

least 10% of property owners and a majority of those must approve. Moreover, the PAO

is limited to a maximum per annum increase of 10%. The current dues of $20 per annum

have been the same since 1992. All agreed that an increase was warranted. A vote was

held and it was agreed that the annual dues beginning 2024 (due by 11-3-23) will be

increased to $22.00. Some wanted to pay more and it was noted that payments of higher

amounts would be accepted.

6. Terry reviewed the process for approval of the CCR’s, which was approval by

owners of a majority of the land area of the subdivision which is 350 acres and of which

about 45 are deed to roads and rights-of-way.

7. Terry noted that we strive to be neighborly in our subdivision and that means that

we are respectful of our neighbors, by keeping our yards reasonably presentable,

keeping dogs on leashes when out of the yard, limiting the volume of music, no

household garbage burning and notification of neighbors when burning yard debris. Terry

indicated that the property at 12410 Long Leaf has gotten out of control. Terry has

spoken to them several times. They have promised to rectify the situation. Numerous

members of the POA offered to help them mow. Terry will coordinate the effort. Brush

hog may be the best answer; however, it may destroy many of the individual plants.

8. If volume of music, especially from outside of the subdivision is excessive, please

call the sheriff’s department non-emergency line directly, 936 760-5800. The POA has no

jurisdiction.

9. Frank Hersom shared his family’s story of losing 50% of the value of their home

due to a lapse in deed restrictions in a previous neighborhood.

10. Nominations for new board member to replace Aleksandra Pimenides, whose term

has expired, were taken from the floor. Nominated were Jan Carelton, John Carelton, Tom

Schubert and Jerry Fields. Tom Schubert was elected and he accepted the position as the

new board member. Aleksandra was thanked for her service. Post Meeting Note: Due to

irregularities after, Tom Schubert was replaced with John Carleton.

11. New business: Jerry Fields asked about the dip in Long Leaf Road at about the

address of 12410 Long Leaf. The board will contact the county.

12. Several new members requested a map of the subdivision. Were distributed.

13. Meeting adjourned at 6:50
